DAMAC Hills Investment Guide: Property Types & Rental Yields

DAMAC Hills is one of Dubai's established residential communities and offers a mix of apartments, villas and townhouses. The community is built around the Trump International Golf Club Dubai and includes parks, retail areas, sports facilities and other services.

For property investors, the main question is not whether DAMAC Hills has different property types. It is which type offers the right balance between purchase cost, rental income, tenant demand and long-term holding costs.

Current transaction data shows that DAMAC Hills recorded 1,947 registered sales over the 12 months to September 2026. The median sale price was AED 1.32 million, while the median registered price was AED 1,670 per sq. ft. The same dataset puts the community's overall gross rental yield at 6.83%.

These figures provide a useful starting point for comparing apartments and larger properties.

Apartments: The Main Rental-Focused Option

Apartments form a large part of the DAMAC Hills rental market. They include studios, one-bedroom, two-bedroom and larger layouts.

The latest registered data shows a clear pattern. Studios had a median sale price of about AED 600,000 and median annual rent of AED 45,000. One-bedroom apartments recorded a median sale price of AED 1.23 million and annual rent of AED 70,000. Two-bedroom apartments had a median sale price of AED 2.02 million and annual rent of AED 120,000.

The corresponding gross yields were about 7.76% for studios, 7.00% for one-bedroom units and 6.67% for two-bedroom units. Three-bedroom apartments recorded a lower gross yield of about 5.71%.

This shows why smaller apartments can attract investor attention. Their lower entry prices can create a higher rent-to-price ratio.

However, yield should not be the only measure. Smaller units may have a different tenant profile and can face more competition from similar units when several buildings have available stock.

Studios and One-Bedroom Units

Studios are at the lower end of the DAMAC Hills price range and can suit investors focused on rental income relative to purchase cost.

The registered market data gives a median studio price of AED 600,000 and annual rent of AED 45,000. That produces a gross yield of about 7.76% when matched against comparable registered sales and rental contracts.

One-bedroom apartments show a similar pattern at a higher price point. The median sale price is around AED 1.23 million, while the median rent is around AED 70,000 per year. The resulting gross yield is approximately 7.00%.

For an investor, the choice between these two formats comes down to more than yield. Studio units require less capital, while one-bedroom apartments can appeal to tenants who need a separate bedroom and living area.

Two-Bedroom Apartments

Two-bedroom apartments occupy a different part of the rental market.

The latest registered figures show a median sale price of AED 2.02 million and median annual rent of AED 120,000. The gross yield is around 6.67%.

The yield is lower than the studio figure, but the annual rental amount is much higher.

Two-bedroom units can therefore make sense for investors who prefer a larger rental ticket and a family-oriented tenant profile. The trade-off is the larger amount of capital required at purchase.

The unit's exact location within DAMAC Hills also matters. A property near community facilities, green areas or transport routes may compete differently from a similar unit in another section.

Villas and Townhouses

Villas and townhouses serve a different segment from apartments.

They require a larger initial investment and usually target families looking for additional space. DAMAC Hills has a broad selection of larger properties, including three-bedroom and four-bedroom villas, along with bigger layouts.

Recent market data shows that villas in DAMAC Hills can produce lower gross yields than smaller apartments. One current dataset puts the gross yield for a three-bedroom villa at around 5.2%, with four-bedroom villas around 5.3%.

Another current Dubai market source places DAMAC Hills apartment yields at about 7.1% as of March 2026.

The difference is important. Villas can generate much higher annual rent in absolute terms, but the purchase price is also much higher. An investor seeking maximum percentage yield may therefore look more closely at apartments.

Why Tenant Demand Differs by Property Type

Property type influences who is likely to rent the unit.

Studios and one-bedroom apartments can appeal to single professionals, couples and smaller households. Two-bedroom apartments can attract families or tenants who want additional space.

Villas and townhouses are more suited to larger households. Their appeal is linked to space, privacy, outdoor areas and the wider community setting.

DAMAC Hills also has a golf-led identity. The community includes Trump International Golf Club Dubai, which adds a specific demand factor for residents who value access to golf and related leisure facilities.

For investors, this creates several tenant segments rather than a single rental market.

DAMAC Lilac as an Off-Plan Investment Option

DAMAC Lilac is a new residential project within DAMAC Hills and provides a current off-plan example for investors assessing the community.

Top Ultra Luxury lists the project as being developed by DAMAC Properties, with a planned delivery date of January 2030. The project is listed as freehold, with a 4% government fee shown on the current project page.

Public project information describes Lilac as a 12-storey residential development with studios and one-, two- and three-bedroom apartments.

Because Lilac is off-plan, investors should not apply today's DAMAC Hills rental yield directly to the project. A 2030 property will enter a different rental market, and its eventual rent will depend on the purchase price, unit size, building quality, service charges, competing supply and market conditions at handover.

Gross Yield vs Net Yield

Investors should calculate net returns before making a purchase decision.

Suppose an apartment generates AED 70,000 in annual rent. If the owner pays service charges, maintenance costs and management fees, the amount left after expenses will be lower.

Vacancy also affects the result. A unit that remains empty for one or two months will produce less annual income than a property occupied for the full year.

For off-plan properties, investors should also account for the period before completion. There is no rental income while the project is under construction.

This is especially relevant for DAMAC Lilac because its current target handover is Q1 2030.

Which Property Type Offers the Strongest Yield?

Current registered data shows that smaller apartments have produced higher gross rental yields than larger apartments and villas in DAMAC Hills. Studios recorded about 7.76%, one-bedroom apartments about 7.00%, and two-bedroom apartments about 6.67%. Three-bedroom apartments were at about 5.71%.

This does not mean a studio is automatically the right investment.

An investor with a larger budget may prefer a two-bedroom apartment or villa because of the tenant profile, annual rental income and personal investment strategy.

The key is to compare yield with the amount of capital required and the expected operating costs.

DAMAC Hills Investment Overview

DAMAC Hills offers a broad property mix, which allows investors to target different rental segments.

Apartments currently show stronger gross yield figures in the registered market data, while villas provide higher annual rental values but generally lower percentage yields.

The community also has an established rental base, existing facilities and a large selection of properties. This gives investors more historical data to study than they would have for a newly launched community with no completed rental record.

For an off-plan project such as DAMAC Lilac, the main challenge is different. Investors must estimate future rent and compare it with today's purchase price without treating current yields as guaranteed future returns.

DAMAC Hills offers several investment routes. Studios and one-bedroom apartments currently show the strongest gross rental yield figures, while larger apartments, villas and townhouses provide access to different tenant groups and higher annual rental values.

The latest registered data puts the overall DAMAC Hills gross yield at 6.83%, with 1,947 registered sales over the trailing 12 months to September 2026.

The most useful approach is to compare purchase price, price per sq. ft., expected rent, gross yield, service charges, vacancy risk and handover date. These figures provide a clearer basis for assessing a DAMAC Hills property than headline rental returns alone.
